County of Fresno DSS Campus

Cook Land Company embarked on providing innovative real estate solutions to the County of Fresno in 2018 when an opportunity was realized that an industrial park could be converted into a Class A office business campus.

Through listening, learning and understanding the client’s needs, we were able to provide them with a product that would help streamline their process and workflow, while consolidating over 30 different locations into one central location.

The project began in 2018 when Cook Land Company worked with the County of Fresno to layout a master plan for the campus. The total size of the County of Fresno campus is in excess of 560,000 square feet, with final completion scheduled for November 2021.

Building 13500 Never Forget Lane, Clovis CA

Building 1 (DSS Client Services Building) was a 109,000 SF manufacturing warehouse / office that was converted into 172,000 SF Class A office with a construction period of 14 months. The floorplan was increased by expanding the existing second level into the high bay warehouse area, to gain an additional 63,000 square feet. The project was approved for $41M and Cook Land Company was able to deliver on time and on budget.

Building 2 (DSS Adult Services Building) is a 96,000 SF manufacturing warehouse / office that was converted into 100% Class A office with a construction period of 10 months. The project was approved for approximately $26M, Cook Land Company was able to implement value engineering and save the County nearly $1M bringing the total project in under budget.

Building 3 (Administration Building) is a 153,000 SF conversion that was completed in 9 months. The scope of the project was bringing a office / warehouse to cold shell and rehabbing the space to Class A office. The entire project was prevailing wage and was approved for $22.8M, Cook Land Company was able to implement value engineering and save the County nearly $1M bringing the total project in under budget.
